
A restaurant refrigerator leaking air typically points to a compromised door seal (gasket) or a leak in the sealed refrigerant system. Both issues cause the unit to overwork, spike energy costs, and risk food safety compliance.
1. Damaged Door Gasket (Air Leaking Out/In)
When a door gasket rips, cracks, or warps, cold air escapes and warm, humid kitchen air is drawn in. This warm air forces the compressor to run constantly and causes heavy condensation, leading to puddles of water on your floor or frozen evaporator coils.
How to check:
- Dollar Bill Test: Close the refrigerator door on a dollar bill. If you can pull it out easily with minimal to no resistance, the gasket is not sealing properly.
- Visual Check: Inspect the rubber seals for grease buildup, rips, or brittle spots.
How to fix:
- Clean gaskets monthly with warm, soapy water to remove grease and food debris that prevent a tight seal.
- If the gasket is torn or warped, it must be replaced.
2. Refrigerant (Freon) Leak
If the refrigerator is running but failing to keep food cold, the system may have a refrigerant leak in the coils or valves. This is a sealed-system issue that requires professional handling to braze the line, pull a vacuum, and recharge the system.
How to check:
- Listen for a hissing sound near the evaporator coils or refrigerant lines.
- Look for oily spots on the copper tubing inside the unit, as compressor oil often leaks out alongside the refrigerant.
How to fix:
- Shut off the unit and contact a licensed commercial refrigeration technician immediately. Running a unit low on refrigerant will permanently burn out the compressor.
3. Clogged or Frozen Drain Line
While not an air leak, this is the #1 cause of water pooling outside or inside the unit. When warm air leaks into the fridge, the excess condensation overwhelms the drain system, or food debris clogs the drain line causing water to spill into the cabinet.
- How to fix: Locate the drain pan and hose inside or underneath the unit, flush it with hot water and sanitizing solution, or blow it out using compressed air or a specialized tool.
